This week’s tip is for first home buyers considering purchasing a house and land package. I get asked regularly from clients what is included in a house and land package?
When you are looking for your first home, you most probably have not dealt with finance and builders before. It is a very exciting process to go through and very easy to miss things that are not included in your contract, until it is too late, and you are locked in.
What is included in a house and land package?
When visiting display homes quite often the people we speak to haven’t built homes themselves and don’t realize what’s involved, and the extra costs that can really add up if you don’t have them included in your contract upfront.
When you are visiting these display homes, before you commit or sign a contract to secure a property, you really need to know what’s included in the package.
What you need to do is ask the builder or the person that you’re dealing with what does the property come with?
Things that can really add to a lot of the costs, things like fencing, landscaping, driveways, letter box, clothesline, security screens etc.
Quite often the price quoted is for the basic build but doesn’t have all those other costs included and they can really add up.
And once you’ve signed that contract and committed to the property, it’s very hard to increase your borrowing capacity past that.
I always recommend devils in the detail, as they always say. Ask all the questions, have a checklist, and make sure you run through and make sure everything’s included. Ready to turn the key and move into your first time.
