This week’s tip is for those looking to do renovation and development projects.
I’m sure everyone is aware the building trades are under huge pressure at the moment with all the construction renovation works going on, especially in Southeast Queensland it can be quite challenging to get trades people.
I had some really good feedback from a Sydney investor that came up last Friday to have an inspection of their development property that I’m project managing. We have got some good painters and builders, electricians, plumbers etc, on site.
The owner was very happy with the builder’s service. As an example, the builder has been giving them a very itemized invoice each week, so he can see exactly how much time each day and material used. It’s very clear what he’s getting when he’s paying the bills, hence he’s paying the bills very promptly.
My tip would be to see if you can get a trades person that’s been recommended from someone else. That you have heard good feedback about their service. Treat the trades people very well, very important to pay them well, pay them on time. Make sure they’re happy on site.
If the trades need to contact you, be available. I was previously in the building trade, and sometimes if I had to make a decision it was difficult if I could not speak to the owner about it before I proceeded to the next stage. Try and catch up with them every day, even if it is just a phone call or text to make sure everything is ok. Ask the trades person to send a couple of photos, because it can really explain to you how much work is involved.
I hope that’s helped. It’s an exciting time for those who are in the renovation process. Having good trades people will make your project a lot more successful and less stressful.
